Start with the exact legal project, phase and property identifier. Similar marketing names are not proof that two listings share one approval.
Prepare the reference
Request the registration reference where applicable, promoter name, project address, unit identifier and the current approved plan from the seller or authorized representative.
Check the official record
For Haryana properties, use the official Haryana RERA website. Match the project and promoter, then review the current record and relevant addenda. For a Delhi property such as One Midtown, obtain the records applicable to that property rather than using a Haryana registration.
Match the property documents
Have the proposed unit or plot, seller authority, ownership or allotment papers, payment position and applicable approvals reviewed by your appointed professional. A number printed on a website is not a unit-specific title review.
Resolve conflicting descriptions
If location, project name, area or rights differ across the advertisement and documents, seek a written explanation before proceeding. The website can help organize an enquiry but does not certify the legal position.
