The Icon appears in the developer’s project directory. A useful residential enquiry still needs an identifiable apartment, its current condition and the seller’s documented authority.
Ask for the property identifier, ownership chain, sale authority and current dues documents. The presence of a project in a developer directory does not verify an individual resale offer.
Put the enquiry in context
Check the current apartment layout and how each room would be used. Establish whether any enclosure or partition differs from the plan supplied for the sale.
Build a property file
Keep the legal project or building name, address and unit identifier together. Ask the seller or authorized representative to show the relevant ownership or allotment documents and explain the proposed sale route. Avoid submitting sensitive documents to unverified contacts.
Check references at their source
Where a registration applies, use the official authority record and current project documents to verify the reference and phase. The presence of a number on a website is not a professional title review or proof of an individual seller authority. Older and differently structured properties may require different checks.
Resolve differences before proceeding
Ask your appointed legal or property professional to reconcile inconsistent names, areas, rights and payment obligations. Keep written answers and document versions. This checklist is a way to prepare an informed enquiry, not a substitute for a transaction-specific review or a reason to make a payment.
